The Most Common Garage Door Motor / Garage Door Opener Repair Issues in Canning Vale!

The older generation garage door openers like the Merlin 230T, B&D CAD4, Superlift SDO-1, Seip TM60, Seip TM80 and Guardian 21230L all operate using a limit switch system. With limited circuitry these openers were simply by design and function. Unfortunately, as the limit switches and circuitry in these units starts to corrode, they start to malfunction.

These openers can start to over close or over open, which can cause damage to the garage door motor or the garage door itself. Corroded circuitry will lead to intermittent operational issues such as a failure to recognise coded remotes or a failure to recognise an excessive force. Got a garage door replaced recently. The door works as expected however the finish on the door flashing is below a trade finish. Metal flashing on right hand side was not square to the house. No effort to clean up the driveway leaving a screw and metal shavings everywhere. I contacted the owner regarding the door finish and reply was "I can’t fault what he has done, considering what he did to try and make it work" I expected a better service since this was the most expensive quotes out of the three I received. Since then I have had to fix the garage myself. Wouldn't recommend.

Most Common Tilt Door Garage Door Repair Issues in Canning Vale

Tilt doors have one of the most simplistic designs of any garage door design. Tilt doors are essentially one large single panel, supported by two power arms, a set of torsion springs, and a horizontal track system. They have very few moving parts and many of them have an operating life of well over thirty years.

Unfortunately, Tilt doors have many drawer backs.
• The bottom of a tilt door swings outwards which limits the distance at which you can park a car or stand in front of the garage door.
• When the power goes out, anyone who has had to lift a double tilt door manually will tell you how difficult and heavy it can be
• Tilt door springs have a cycle life and will eventually break. If they are not secured bycatch cables, pieces of the tilt springs have been known to cause damage to property and people
• The tilt door is effectively supported by two pivot points on the power arms. If the bearings should wear away or this pivot point fails, the whole door can come down and has been known to cause damage to property and people
