Roller doors have their advantages within the Perth marketplace, for example, they are simpler than a sectional garage door as they don’t have hinges and cables. They are generally quieter because of fewer moving parts. Roller doors are great if you need to take advantage of space under the ceiling in your garage as a roller door rolls up in one spot directly above the opening. A sectional garage door pulls itself up under the ceiling and takes up valuable hanging or storage space. As such, roller doors can be advantageous for someone who needs to hang surfboards or spare timber along the ceiling and needs the space. Although roller doors are simplistic in comparison to some other garage door types, they do however have their inherent issues and are often in need of maintenance, replacement or repairs.
Damaged panel – If you have driven into or damaged the steel panel to your roller door, there is a chance that it might not roll up as it should. Unfortunately, unlike a sectional garage door that is made up of individual separate panels, a roller door is a single sheet of steel (typically colorbond). Sometimes the dent can be knocked back into shape to straighten the door panel out, but we are sad to say, unfortunately, it will never look the way it did when it was brand new.
Out of its tracks – Occasionally in windy conditions, a roller door can be blown out of its tracks. The roller door panel might have been pushed out of its tracks by a vehicle or it might have fallen out of the tracks by limited maintenance. Our repair technicians are fully trained to get your roller door back into its tracks and get it up and running again.
Bent tracks – All roller doors require guidance as they go up and down. On either side of the roller door there are two tracks. Occasionally we see these tracks bent from impact or out of alignment causing additional unnecessary friction. We can arrange new roller door tracks in the event that your garage requires new ones.
Support brackets – A highly used roller door can go up and down over 100 times a day. Examples are underground car parks, apartments or commercial businesses. Because of the continual use, occasionally the brackets welding can break, or the fixings in the wall or ceiling can become loose. This will have a negative effect on the stability of the roller doors usage.
Lubrication – the biggest cause for full replacement of a roller door is broken springs. We often see roller door springs break from lack of lubrication or where they have been unused for a period of time. Our technicians carry manufacturer recommended lubrication for the springs which helps them work as engineered plus it reduces rusting or fusing together in the medium to long term.
Motor Replacement – If the springs on your roller door has not been tensioned or checked on a recommended annual basis, your roller door motor may be under a considerable amount of strain and will labor when lifting the door. Roller door motor replacement and repair is common amongst roller doors that have had very little service. We carry all major brands of roller door motors.
Spring tightening – If your roller door feels heavy to lift, or your motor is labouring we would strongly recommend that the springs be looked at by our professional technicians. If the springs are correctly tightened & tuned, the roller door at the halfway mark should not feel overly heavy as the springs are taking the lion’s share of the weight making it easier for the roller door motor to do its job.
Roller Door Glides – The edges of a roller door have a hardwearing high-density material strap that is designed to glide the roller door through the tracks. The roller glide material is available as a spare part that can be reinstalled back onto the roller door edge. Unfortunately to put the glide material back onto the roller door requires the entire door to be taken down and opened up (Unravelled). This often requires the roller door going back to the manufacturer to retape the edge of the door. Given the amount of work and time, it is financially not worth the effort. It is easier to purchase a new roller door and have the old one recycled.
Roller Door Replacement – At some jobs, we may strongly suggest and recommend you replace the roller door with a new one. We can still use the brackets and the roller door motor to save costs. (read below for further info)

There are three main reasons why you may consider or need to purchase a new roller door!
They are –
Broken springs
If your roller door spring has snapped, it is financially going to be easier on the wallet to have a new door replaced. Unfortunately, the way roller doors are designed, the entire door would need to come down, be pulled apart, and a new spring installed. To do this, the door needs to be unravelled. To unravel the door and then roll it back up at the correct tension would require this to be done by the manufacturer so it ends up becoming cost-prohibitive by any garage door company to just replace a spring.
So what causes a roller door spring to break in the first place?
There are numerous reasons why roller door springs break. We see situations where if a roller door is not used for an extended period of time, the springs may fuse together and place additional tension which leads to breakage. Age of springs and lack of maintenance are also factors.
Panel Not Repairable
If you have damaged your roller door panel with an impact, in some circumstances the roller door will not operate correctly particularly if the dent is near the track area. A dent can cause rubbing of the face of the roller door and lead to rust spots. This in turn can put additional stress on the motor and we would recommend a full replacement of the roller door if it cannot be rectified.
Renovation/Upgrade
If you simply want to change the style and the feel of your home, changing a roller door to your garage is considered the first port of call. In some cases, 50% of a home’s frontage is taken up by the face of a garage door. If you think your roller door motor is broken, before calling us we would recommend the following checks –
Remote Controls
Change the batteries in your remote controls. If these continue not to work, on the side of the roller door motor is a manual up/down button. Press the up/down button and test.
Release Cord check
Pull the release cord. This will disconnect the roller door motor from the roller door. Try the motor again, if the motor works this is a sign that the roller door may be locked or stuck in the tracks. (Call us for a roller door repair)
GPO Check
If the motor still does not work, we would suggest checking the GPO has power to it via another electrical device. It is also worth checking the metre box for a blown fuse. If there is power to the GPO and the motor refuses to work in the manual mode, you will need a new roller door motor replacement. (Call us for a roller door repair)
Note: If you need a new roller door motor replacement, we will make recommendations based on whether the door is a single or double door or if it is used for residential or commercial use. We also need to know the brand of the roller door!
A roller door replacement takes approximately 1 to 3 hours.

A poorly installed or incorrectly recommended roller door motor can have a shortened life span, so it is important that you are speaking to a professional team that understands, and has extensive product knowledge.
To establish the cost of a roller door motor replacement, we need to know if your roller door is a single or double door. Given 80% of the roller doors that we see are single roller doors, we will work on this as an example.
If the roller door is a single door and no more than 2.3 metres high, most garage door companies will have a price range between $570 to $770 to remove the old broken motor and replace it with a new motor. this would typically include three new remote controls. Please note this is a guide only, size, manufacturer, availability of roller door parts and delivery may have a bearing on the final replacement price.
Most roller door motors come with one year to three-year warranties, however, Dynasty Garage Doors will extend the warranty out to 10 years, if you have annual servicing through our group.
Roller door servicing and general repair costs will vary depending on the size and especially the height of the roller door. As a general rule, a domestic roller door service will range from $130 to $270. Please note this is a guide only, size, manufacturer, availability of roller door parts will all have a bearing on the final roller door service cost.
The rubber mallet is one of the most common tools used to fix dents in roller doors. It’s easy, quick and safe if you use it right! To get started all that needs to be done with this technique are some strong pieces of wood (depending on how much damage there has been), along with a rubber mallet. This should be enough for fixing any minor dents without too much trouble. Note we will never get a dent back to the original new finish and as such, this is a temporary measure.
Roll-up doors (roller doors) can be repaired to an extent. Unfortunately, if you have broken your roller door spring, it will end up being cheaper to order a new roller door. Basic repairs as listed in the above content can be done.
This is one of the more difficult skilled jobs the garage door technician has to repair. Sometimes we can bend open the track with a fair bit of force and slide the edge of the roller door back into place. This is typically a two-man job. If this is not possible, the track may have to be removed or loosened. If the track is fixed or welded in, we may have to manually bend a section of the track with a special set of pliers, put the roller door back in and then bend the track back in the place.
Absolutely, all roller doors should have annual servicing down every 12 to 18 months. You will find your motor warranty is dependent on the roller door being serviced annually. If the springs are not tensioned and the roller door is not balanced there can be excess weight and strain put through the motor and the motor will eventually break down.
There is a lot of misinformation regarding roller door tracks. Some experts say YES you can and some say NO. Please check your manufacturer recommendations. Typically, if we were to lubricate we would not use an oil but a dry silicone spray only for older style roller doors. The technology in the glide tape that runs through the tracks for leading manufacturers is now at a long term level for domestic use and they DO NOT recommend lubricating at all. Before doing any work to your roller door we suggest reading the user manual as to not void the warranty.
